POSITION DESCRIPTION

Responsible for the planning, scheduling, inspecting and evaluation of all maintenance and rehabilitation needs for all housing units, maintenance facilities and equipment. Responsible for the administration and supervision of the repairs and maintenance for all low-rent, mutual help, NAHASDA and Title VI houses to assist Tribal homeowners and renters, responsible for the operation, maintenance and upkeep of all property, vehicles and maintenance equipment owned by the FPST Housing Department.

ESSENTIAL DUTIES & RESPONSIBILITIES

  1. Oversees, directs and plans all technical, ordinary and extraordinary repairs and maintenance of all property of the Fallon Paiute-Shoshone Housing Department (FPSHD) and coordinates with the Housing Director to provide assistance to conveyed homes.
  2. Supervises and assists in activities of workers engaged in maintenance repairs of FPSTHD properties.
  3. Prepares estimates of materials, parts and time needed for maintenance repair jobs and submits proper paperwork for processing in a timely manner.
  4. Develops a preventive maintenance program for all Housing facilities, equipment and rentals by conducting an annual comprehensive plan.
  5. Conducts routine inspections and maintenance of all equipment including outdoor irrigation systems, heating and cooling systems.
  6. Establishes and ensures maintenance of all equipment including outdoor irrigation systems, heating and cooling systems.
  7. Establishes a system for maintaining and monitoring the following records: equipment service records, work order records and any other items assigned by the FPSTHD.
  8. Assists the Project Development Manager with the coordination of rehabilitation and modernization projects.   
  9. Other job related duties as assigned by the supervisor.

KNOWLEDGE, SKILLS & ABILITIES

  1. Knowledge of power and hand tools, small utility systems (water, sewer, electrical) compressors and their installation and repair, knowledge of word and excel programs and database systems.
    1. Knowledge of materials and equipment used in building and grounds maintenance. Demonstrated knowledge of purchasing procedures for equipment or services.
    1. Ability to troubleshoot mechanical and structural problems quickly and efficiently, ability to prioritize and distribute work load.
    1. Ability to work well with resource vendors, staff and other departments. Ability to understand and enforce established Housing policies as required, regardless of possible conflicts of interest or relationships.
    1. Ability to establish and maintain good effective relationships with FPSTHD tenants, homebuyers and homeowners.
    1. Must be a motivated individual with a team approach philosophy, must be able to effectively give verbal and written instructions.
    1. Must be able to work independently and interpret work assignments both written and verbally
    1. Must have skills in the operation and care of hand tools, and grounds keeping equipment, must have the ability to keep accurate records and make reports.
    1. Must be able to meet the public effectively and be knowledgeable of FPSTHD rules and regulations as they pertain to FPSTHD-owned buildings.
    1. Must be able to read and interpret blueprints and site plans, must be able to establish and maintain a maintenance tool and material inventory with an asset tagging and control system.

QUALIFICATION REQUIREMENTS

1.      Must have a High School Diploma or GED equivalent or the equivalent of three (3) years’ experience the building trades or related fields and progressively responsible experience in building maintenance

2.      Must have at least three (3) years’ experience supervising maintenance and construction personnel and willing to work in a cross-cultural setting.
